Location - Approximately 17 miles northeast of Sanderson, Texas, south of FM 2400.

Land Size - Approximately 11,800 acres of contiguous limestone hills and canyons possessing native rangeland vegetation comprised of short and mid-grasses; cedar and mesquite brush; and, annual forbs.

Access - Legal access to the ranch is afforded by a private roadway easement which intersects an all-weather roadway maintained by Terrell County which intersects FM 2400 approximately 8 miles north of the ranch.

Physical Features - The property is composed of limestone hills and canyons with relatively level hill-top ridges and moderate to steeply sloping hill sides.  The canyons vary from narrow to broad possessing ephemeral streams.  The vegetal composition is composed of side-oats grama, green sprangletop, cane bluestem, tanglehead, little bluestem, skeletonleaf goldeneye, feather dalea, slim tridens, perennial threeawn, fall witchgrass, black grama, mimosa, sotol, juniper, lechugilla, catclaw, red grama, persimmon, prickly pear and mesquite brush.  According to information published by the Natural Resource Conservation Service of the U.S.D.A., the topographic features, soil composition, vegetal composition and secluded location affords a "good" to "excellent" habitat for white-tail deer, turkey, dove, quail, coyote, javalina and mountain lion.

Improvements - The property is enclosed by perimeter fencing and cross-fenced into several pastures and livestock traps utilizing net and barbed wire set on cedar posts. The fencing is of a condition adequate to contain and exclude livestock.  Groundwater resources include seven (7) water wells equipped with submergible pumps or windmills.  Depth to groundwater ranges from 375 to 675 feet.  Produced water is stored in concrete or steel tanks and distributed throughout the pastures to water troughs and surface tanks via an extensive pipeline system.  Surface water is available seasonally from several ephemeral creeks and earthen tanks.  The principal livestock corrals are situated at a geographically central location known as the ranch headquarters area.  Other minor livestock corrals are situated at other locations throughout the property.

Ranch Headquarters Area - Public electrical service is provided to the headquarters area.  The headquarters area is centrally located to the entire property.  An earthen landing strip of a length accommodating light aircraft adjoins the headquarters area.  Several building improvements including the original ranch residence, a five (5) year old hunting lodge and several barns compose this area.  The original residence is constructed of native limestone rock contains four (4) bedrooms, two (2) baths, large living room, large kitchen and an enclosed porch.  The residence is in "very good" condition due to the routine repair and maintenance.

Situated on the side of a limestone hill is a beautiful two-story hunting lodge constructed of lodge-pole pine logs set on a limestone rock foundation.  This spacious structure features a "great room" with an open-beamed twenty foot ceiling, two-story field-rock fireplace, large country kitchen with commercial-grade appliances, dining room and three (3) bedrooms with bathrooms.  The master bedroom and attached bathroom are located in an upstairs loft.  The master bathroom consists of Jacuzzi tub, separate shower and large walk-in closet.  A large open porch overlooks the ranch headquarters area and from both levels.  This modern custom-built structure possesses wooden flooring and highly varnished interior walls and woodwork.

Mineral Rights - Approximately 3,781.80 acres of the ranch possess the Mineral Classified status.  Mineral Classification indicated that the State of Texas owns the mineral estate and the owner of the surface estate has the authority to act as the agent for the state in regard to the leasing of the mineral rights.  In exchange for acting as the agent for the State of Texas, the surface owner is entitled to one-half of all leasing bonuses, delay rental payments and royalties generated by the mineral estate.  This agency relationship regarding the state owned minerals is not severable -- when surface title is conveyed, the agency rights are also conveyed without reservation.

Miscellaneous - The property offered includes all of the deer blinds and deer feeders present on the property (approximately 30 of each is set-up and operable, with others in need of repair at the barn).  Additionally, some of the furniture in the original ranch residence and hunting lodge is included and will be conveyed with the real estate by a Bill of Sale.  All of the trophy mounts present in the original ranch house and hunting lodge will be reserved and are not included with this offering.  The hunting rights for the remainder of the 2008 Hunting Season are booked and will be reserved by the current owner.

Comments - The Crystal Angel Ranch has been owned and operated as a private hunting retreat for the past twelve (12) years.  During this time, no sheep or goats have grazed the property and the vegetation has been devoted to wildlife use exclusively.  As a result, the property has produced exceptional white-tail deer for the geographic area.  Due to the configuration of the ranch, the contiguous ownership of the land and the absence of a public roadway crossing the property, the ranch lends itself to being game fenced if intensive management is desired.  Additionally, areas of canyon bottoms are of sufficient size and possess moderately deep fertile soils affording development of food plots for wildlife.  The developed groundwater resources could accommodate limited irrigation of these food plots.  Maps are available upon request.
